3 Portwall Lane

3 Portwall Lane is a former Victorian Warehouse which would have once stored goods coming into Bristol harbor. Most recently used as a language school, the building was in need of some love. We were appointed to take care of the interior design as part of a major refurbishment including the addition of an extra floor to the building. 3 Portwall Lane provides a total of 9,500 sq. ft. of Grade A office space across four floors.

We worked closely with the landlord and local property agents to understand the target tenants who may occupy the building, to carefully align the design to the market. We looked to high end public buildings such as art galleries and theaters for guiding principles of the interior.

Taking an architectural approach, we used a limited palette of materials, contrasting steel and timber against fluted textured plaster and existing exposed brick features of the building to give a minimal yet high end feel.

Sustainability was a key consideration in all aspects of the design with the project looking to achieve BREEAM Excellent certification and an EPC rating of A on completion. All finishes were carefully considered to meet and exceed requirements. Latest LED lighting, PV panels and efficient hybrid air conditioning system with heat recovery ventilation all feature in the design and specification.

We also oversaw the branding and web design for the marketing of the building to make sure the physical and digital representation of the building were aligned.
